  • Gross income must equal at least 3.5 times the rent amount per month
  • Pet owners must provide a photo of the pet as well as updated immunization records. (Breed restrictions will apply,
    ask what the restrictions are.)

Please review and understand the following

1. Fair Housing: This owner does not discriminate on the basis of race, color, religion, national origin, sex, handicap or familial status.

2. Identity: All applicants, co-applicants and co-signers must present government issued photo identification at the time of application

3. Income/Employment Verification: All applicants are required to verify their income by supplying 2 recent pay stubs or other acceptable proof of income. If we are not able to verify your income or your income is contrary to that presented on your rental application, your application will be denied. The total of all applicants combined gross monthly income must be a minimum of 3 times the total rent, to qualify. Co-signer must income qualify.

4. Criminal History/Sex Offender Check: We will check and review criminal records for all household members over the age of eighteen (18) for felony and misdemeanor offenses. This owner reserves the right to investigate the lists of registered sex offenders. The information
gathered as a result of these checks will affect the approval of your application.

5. Age Requirement: Unless otherwise required by law, you must be at least eighteen (18) years of age to be the responsible party on a lease or to be a co-signer.

6. Occupancy Limits: No more than those listed on the lease may occupy the house.

7. Pets: Pets are considered on a case by case basis depending on type and size of pet. We do not allow more than 1 (uncaged) pet per household. Per our insurance policy, we reserve the right to breed restrict. Pet owners must provide a picture of pet as well as updated immunization records. We have two ways pet fees will apply, EITHER each pet requires a separate pet security deposit of $250.00 and a $25.00 per pet fee that will be added to your monthly rent OR we can waive the security deposit charge but each pet will then be subject to a fee of $40.00 per month. The renter will choose which they would prefer. In the instances above, the security deposit is refundable (if there are no pet damages at move-out), but in no case will the monthly fees be refundable.

Rental Application Requirements

  1. Fully Completed Application – All sections of the application form must be filled out.
  2. Application Fee – The application fee is nonrefundable, even if the application is denied.
  3. Valid Photo Identification – Submit a government-issued ID.
  4. Employment Verification – Submit two current pay stubs from the past six weeks.
  5. Verifiable Income – This can include documents such as:
      • SSI Benefit Letter
      • Child Support Award Letter
      • SNAP/TANF Award Letter
      • Pension Award Letter

    Temporary employment will be accepted if you have been employed for at least six months or have a long-term offer.

  6. Income Requirement – Your gross income must be at least 3.5 times the monthly rent amount.
  7. Pet Policy – Pet owners must provide a photo of their pet and updated immunization records. Breed restrictions may apply.
